Who runs the site
Richard C. Wilson runs CommercialRealEstate.com. He founded the Family Office Club, which counts 19M followers and 17M registered members. Over 19 years he has hosted more than 340 events where sponsors and family offices sat across the table from each other, and where the questions that come up around a term sheet or a PPM were asked out loud. That experience decides which topics the site covers and which details it slows down to explain.
Why it exists
CommercialRealEstate.com teaches how commercial real estate deals get funded, how the capital stack fits together, and how investors test a sponsor’s numbers. Readers include sponsors, capital raisers, family offices and veteran professionals.
A loan to cost ratio or a debt service coverage test gets a plain explanation and a worked example. The site is free to read.
How pages are built
Each guide and glossary entry, along with every question page and capital page, draws on public sources, including public videos, and on Richard C. Wilson’s books and interview series. A Sources section on the page lists what was used. Arithmetic in worked examples, verbatim quotes, source links and style are all checked before a page is published.
Independence and corrections
The site takes no payment from anyone to feature a firm or product, and it lists no vendors. When a page contains an error, the corrections policy describes how it is reported and fixed.
