Hypothetical figures and no promised outcomes
Figures in worked examples are hypothetical. A loan to value ratio of 65 percent, a debt service coverage ratio of 1.25, a preferred return paid to limited partners or a rent roll with a stated occupancy are teaching numbers chosen to show the arithmetic. They do not describe any real property, sponsor or offering. Actual deals depend on the lender, the appraisal, the operating agreement, local market conditions and the tax position of each investor. Nothing on the site promises a return, a closing or a source of capital, and the result of one deal does not predict another.
