For sponsors

Guides, vetting pages and calculators for operators who want their deal package ready before capital partners read it.

What the site offers sponsors

The guides explain how lenders and equity partners evaluate a deal, and how family offices read the same package. A lender reads debt service coverage and loan to value. An equity partner studies the sponsor’s track record and the distribution waterfall. A family office often asks about fees and alignment, plus the sponsor’s own capital in the deal. Worked examples show the arithmetic, so you can see how a 1.25 coverage ratio or an 8 percent preferred return changes the picture.

The calculators let you test your own loan sizing or equity split.

Preparing for diligence

Start with the vetting pages and write down what a reviewer will ask for: the offering memorandum, the rent roll, trailing twelve month operating statements, the sponsor’s personal financial statement and the property condition report. Then run your deal through the calculators and compare your assumptions with how each type of capital reads them. Gaps you find first are easier to fix than gaps a lender or investor finds. The capital raising pages cover the investor materials and the questions that follow them. Each page lists its sources in a Sources section, so you can check the underlying material yourself.
